Take Wayzata. Premium lake-adjacent properties command top-of-market rents, but the tenant pool is narrow. A vacancy can sit for months if you price it wrong. Meanwhile, a well-priced single-family home in Plymouth near the Wayzata school district line will rent in a week. These are local patterns. You only learn them by working the market every day.
Compare that to Golden Valley, where a mix of older single-family homes and newer townhomes creates two completely different renter profiles. The 1950s rambler near Theodore Wirth Parkway attracts young professionals who want park access. The new-build townhome near Highway 100 draws empty nesters downsizing from larger homes in Edina. Same city. Two markets. One-size-fits-all management cannot serve both.
Then there is St. Louis Park, where proximity to the light rail and the West End shopping district has driven rent growth well above the metro average. But those properties also come with higher tenant turnover because young renters move for job changes more frequently. A manager who treats St. Louis Park like Minnetonka is going to get burned on vacancy costs.
